“For Sale By Owner” homes very often overpriced
No-one denies that, on occasion, you can negotiate directly with the sellers and save money. However, most buyers assume that if they buy directly from an owner they will get a lower price. Since the owners wouldn’t have to pay a commission, they could pass along their savings to the buyers. But why would they want to? Most sellers don’t take on the burden and expense of selling their own home so they can give buyers a better price. They do it to pocket more money for themselves. Burlington real estate sellers are no different!
In fact, as often as not, people selling their own homes overprice them. They’re hoping to find some “bargain-hunting” buyers who will be hoodwinked into believing they are saving money because there’s no agent involved. In addition, even if the home appears to be priced right, it may suffer from hidden defects. Buyers moving in from out of town to Burlington Vermont are the most vulnerable to assessing the value of For Sale By Owners. The home may be a steal compared to house prices in their home town, but may not be a good deal here in Burlington Vermont.

Choose a real estate agent with experience to help you!
Many buyers start their Burlington Vermont home search randomly. They see a home listed on a Burlington Real Estate site and in their initial excitement call the listing agent. Firstly, that agent is already working for the seller and cannot represent the buyer’s best interests. Secondly, you have no idea about the agent other than the fact that they have the listing. Real estate sales follow the same 80-20 rule found in most fields. Eighty percent of the agents do 20 percent of the business, and the top 20 percent of the agents do 80 percent of the business. You need a Burlington Real Estate agent with a proven track record of not just sales, but of helping buyers. Burlington Real Estate agents referred by New Quest have experience in helping buyers relocating to Burlington buy a home for the right price!

The town of Burlington (comprising what are now the cities of Burlington and South Burlington) was chartered in 1763, but settlement did not begin until the 1770s when the Allen brothers built a fort at the falls of the Winooski River. After the Revolutionary War a few settlers cleared land and began farming, and in 1787, Ethan Allen settled in the bottomland near the mouth of the Winooski and built his home, which stands today. The first town meeting was held in 1787. The University of Vermont was established in Burlington in 1791 as the Agricultural College of Vermont on land donated by Ira Allen. Soon after the town common was set aside as public land and has survived as City Hall Park. By 1812, Burlington had become one of the leading ports in the nation, primarily as the main point for importing Canadian lumber, and had a population of 2000.
